Course Description

BCIT High Performance Building Lab presents an inside look at building envelope strategies for BC Energy Step Code homes. Using multiple cameras and full-scale construction mock-ups, this session walks through real-world details, critical transitions, and common on-site challenges builders face. Moving beyond theory, the session demonstrates how airtightness, moisture control, and thermal continuity are actually achieved in practice. The focus is on translating building science into clear, practical strategies that improve constructability, durability, and overall building performance.

Learning Objectives:

  • Understand key building envelope principles for BC Energy Step Code Part 9 homes, including airtightness, insulation continuity, and moisture control
  • Identify critical envelope transitions such as foundation to wall, wall to roof, windows, and penetrations that affect overall building performance
  • Recognize common envelope issues observed in high-performance homes and understand why they occur
  • Review practical detailing and construction approaches that help maintain air barrier continuity and reduce thermal bridging
  • Apply builder-focused strategies that improve constructability, durability, and long-term building performance
